Investment Property in Ottawa and the GTA

Buying a property to rent out, a home with a rental unit, or selling one you own? We help you weigh each property against what you need it to do, and bring in your lender and accountant for the questions that are theirs.

What our Ottawa investment property services cover

An investment is judged on different terms from a home you live in. Before we look at listings, we work out with you what the property has to achieve, how long you plan to hold it, and how involved you want to be.

Then we weigh each property against that plan. Where a question belongs to your accountant, lender or lawyer, we say so and help you bring them in.

  • Rental homes and condosBuying a property to lease out, from a condo to a house.
  • A home with a second unitLiving in one part of a home and renting out the other.
  • Holding for the long termChoosing a property for where the area and the land are heading.
  • Reviewing what you ownWhat each property could sell for, beside what it brings in.
  • Selling a rental propertyWith or without a tenant in place, prepared and marketed by our team.

Your goal

What are you investing for?

Pick the one closest to your plans. You'll see what we look at with you, and the questions worth answering before you commit.

Investment

Steady rental income

A property you rent out, chosen for how well the rent and the costs of owning it line up.

What we look at with you

  • What similar homes nearby lease for today
  • The full cost of owning: mortgage, property tax, insurance, condo fees and upkeep
  • The condition of the building, and the repairs coming up
  • What draws renters to the area, such as transit, campuses and employers
  • When the unit was first lived in, which decides the rent increase rules

Questions to answer first

  1. How much of the monthly cost should the rent cover?
  2. Will you manage it yourself, or hire a property manager?
  3. How long do you plan to hold it?
  4. If a tenant already lives there, what does their lease say?

Speak with a lender about financing a rental, and with an accountant about how rental income is taxed.

Questions

Investment property questions

Can you help me buy an investment property in Ottawa?

Yes: a rental home or condo, a home with a second unit, or a property to hold for the long term. We start with what the property has to achieve and how long you plan to hold it, then weigh each listing against that plan. Noellee Gordon has been a dedicated real estate investor for many years, and Sylvia Kachouh specializes in investment real estate.

Do you give investment, tax or mortgage advice?

No. We are real estate agents: we help you find, assess, buy and sell property. Your accountant advises on tax, and a lender or mortgage professional on financing. We help you bring them in at the right time.

Can you help me find a tenant once I buy?

Yes. See residential leasing for how we help landlords lease a home.

How do I know whether a basement apartment is legal?

The city’s zoning by-law and the Ontario Building Code decide whether a unit is legal, or whether one can be added. We help you find out before you buy, and the city confirms it for a specific home.

What happens to the tenant when I sell a rental property?

Ontario’s tenancy rules shape what you can do and when, so get legal advice for your situation. We plan showings and timing around the tenant. More on selling a house in Ottawa.

Is commercial property on this page?

Space for a business, to buy, sell or lease, is on commercial real estate. Builders and developers, see developer partnerships.
