Barrhaven Homes for Sale
Barrhaven is Ottawa’s suburb about 17 km southwest of downtown, and it was part of the City of Nepean until 2001. Most of its streets are townhouses, with some streets of larger detached homes. It runs from the Greenbelt south past the Jock River, between the Rideau River on the east and Highway 416 on the west.
What and where Barrhaven is
Barrhaven’s edges are the Greenbelt to the north, the Rideau River to the east, Highway 416 to the west and, to the south, the Half Moon Bay development along Cambrian Road beyond the Jock River. CN rail tracks cross it on a diagonal. Across the Rideau River is Riverside South, and directly south is the village of Manotick.
Barrhaven’s neighbourhoods
Barrhaven is a set of smaller neighbourhoods, most of them named by their developers. The ones buyers ask about most:
- Old Barrhaven, the westernmost part, between Cedarview Road and Greenbank Road.
- Longfields, east of Greenbank Road and west of Woodroffe Avenue, between Fallowfield Road and Strandherd Drive.
- Davidson Heights, east of Woodroffe Avenue, beside the Rideau River.
- Chapman Mills, south of Strandherd Drive and east of Greenbank Road.
- Stonebridge, between Jockvale Road and Prince of Wales Drive, beside the Stonebridge Golf & Country Club.
- Half Moon Bay, the newer area along Cambrian Road south of the Jock River, west of Greenbank Road and east of Highway 416.
Which council ward you are in
Since the 2022 election Barrhaven has two wards. Barrhaven West (Ward 3) takes in Old Barrhaven, Strandherd Meadows, Barrhaven Mews, Half Moon Bay and Stonebridge. Barrhaven East (Ward 24) takes in Knollsbrook, Longfields, Davidson Heights, Havenlea, Chapman Mills and Heart’s Desire.
What homes in Barrhaven are like
Modern Barrhaven dates from the 1960s, one of the new suburbs built outside the Greenbelt. It is named for Mel Barr, who began building there, and Barrhaven Public School opened in 1968 to 1969 as its first public school. The region approved Barrhaven’s expansion in 1977, and the provincial cabinet confirmed it in 1979, which set off the growth that followed.
Most of its streets are townhouses, with some streets of comparatively large suburban houses. The older parts have curving streets rather than a grid. Building continues at the edges: Half Moon Bay, Quinn’s Pointe and Barrhaven Mews are all listed as under development.
So a Barrhaven search usually starts with two choices: a freehold townhouse or a detached home, and an established street near Fallowfield Road or a newer one near the Jock River.
How to get around Barrhaven
Barrhaven is served by buses on the Transitway and sits next to the end of the O-Train’s Line 2.

- Limebank station, the southern end of Line 2, is very near Barrhaven. Line 2 reopened on January 6, 2025, and runs 19 km north to Bayview every 12 minutes.

The main roads are Greenbank Road, Strandherd Drive, Woodroffe Avenue, Fallowfield Road, Jockvale Road and Prince of Wales Drive, with Highway 416 on the west side. No O-Train line runs into Barrhaven itself: an extension appears only in the City’s proposed Stage 3 plans.
Why Barrhaven works day to day: shopping, sport and history

- CitiGate, an employment district started in 2015 west of Strandherd Drive beside Highway 416, with a shopping centre anchored by Costco.
- Minto Recreation Complex, a community centre at Cambrian Road and Greenbank Road, opened in 2014.
- Walter Baker Sports Centre, which includes a branch library.
- The Jockvale School House, built in 1841 at Jockvale Road and Strandherd Drive, now a historic site.
Barrhaven’s public and Catholic schools, parks and playgrounds were mainly built since 2000.

Questions
Questions about Barrhaven
Is Barrhaven a good place to live?
Barrhaven suits buyers who want a newer suburban home, a townhouse or a detached house, with shopping, recreation and all four school boards close by. Modern Barrhaven dates from the 1960s, and most streets are townhouses with some streets of larger suburban houses.
The trade-off is distance. It is about 17 km southwest of downtown, and rapid transit means Transitway buses, with Line 2 next door at Limebank station: no O-Train line runs inside Barrhaven. Day to day there is Chapman Mills Marketplace, the Costco at CitiGate and the Minto Recreation Complex.
Whether it suits you comes down to where you work and which street. Our buying page explains how we search with you.
Are house prices dropping in Barrhaven and the rest of Ottawa?
A little, across Ottawa as a whole. In September 2026 the Ottawa Real Estate Board’s MLS® HPI composite benchmark was $623,500, down 0.3% from a year earlier and 2.2% from August, and the average residential sale price was $685,640, down 1.0% on the year. OREB added that “one month alone does not establish a sustained price trend”.
OREB does not report Barrhaven on its own. Because most Barrhaven streets are townhouses, its city-wide townhouse benchmark is the closer guide: $546,500 in September 2026, down 2.2% from a year earlier. For one home, a home evaluation compares recent sales nearby, and our September 2026 market report has the full figures.
What should I know before moving to Barrhaven?
It is about 17 km southwest of downtown. Rapid transit is buses on the Transitway, with Line 2 at Limebank station next door, and no O-Train line inside Barrhaven. Most streets are townhouses. It has two council wards since 2022, and building continues at Half Moon Bay, Quinn’s Pointe and Barrhaven Mews.
Is Half Moon Bay part of Barrhaven?
Yes. Half Moon Bay runs along Cambrian Road south of the Jock River, between Greenbank Road and Highway 416. The 2020 ward boundary review moved it into Barrhaven West Ward (Ward 3).
What is Old Barrhaven?
The westernmost part of Barrhaven, between Cedarview Road and Greenbank Road, south of Fallowfield Road. It is where Barrhaven started in the 1960s, and it is in Barrhaven West Ward.
How do I get downtown from Barrhaven by transit?
Transitway routes 74 and 75 connect to O-Train Line 1 at Tunney’s Pasture, and rush-hour routes 275, 277 and 279 do the same. From Limebank station, Line 2 runs north to Bayview, where it meets Line 1. We do not quote a travel time: check OC Transpo’s trip planner for your own stops.
Are Barrhaven homes more expensive than Orléans homes?
The Ottawa Real Estate Board’s monthly release cannot answer that: it reports city-wide and submarket numbers, not Barrhaven or Orléans on their own. We can pull recent sales of homes like the one you want in both areas and compare them side by side. See our Orléans page for that side of the city.
Can you help me sell my Barrhaven home?
Yes. Start with a home evaluation: an agent compares your home with recent sales nearby and suggests a list price. Our selling page explains how we market a listing.
