Manotick Homes for Sale

Manotick is a village on the Rideau River in the rural south of the City of Ottawa, about 25 km from downtown and immediately south of Barrhaven and Riverside South. Moss Kent Dickinson founded it in 1864. It was in Rideau Township until 2001 and is now in Rideau-Jock Ward.

Manotick houses for sale come in three kinds: village homes near Dickinson Square and the river, homes in the newer Minto community, and rural properties around the village.

What Manotick is

A village setting along the Rideau River, with local shops, established streets and room to explore a different pace of life. Dickinson named it after the Algonquin word for “island”. The flour mill, carding mill, sawmill and bung factory that Dickinson built on the Rideau River from 1860 grew the village around them.

The village is a commuter community of the city. It sits immediately south of Barrhaven and Riverside South, and the Jock River meets the Rideau just north of it.

Dickinson Square and Watson’s Mill

Dickinson Square is the historical centre of Manotick: Watson’s Mill, Dickinson House and the Carriage Shed. The mill was built in 1860 on the Rideau River and still works as a water-powered flour mill. Harry Watson bought it in 1946, and the Rideau Valley Conservation Authority bought it in 1972 and made it a museum. It is run today by the not-for-profit Watson’s Mill Manotick Inc., and opens seasonally.

Dickinson House was home to all of the mill’s owners and is now a heritage house museum. Each June, on the first Friday and Saturday, the village gathers around Dickinson Square for Dickinson Days.

Why Manotick’s growth has been argued over and what it means for Manotick houses for sale

Manotick’s Secondary Plan, adopted by the City at amalgamation in 2001, provided for growth of only 250 houses by 2020. In 2007 Minto proposed a community of about 1,800 new homes, revised to 1,400 in early 2008. City council rejected it in 2008; the Ontario Municipal Board approved it on appeal in 2009, and after work between Minto and the community, the approved plan has long been under construction.

That history explains the two kinds of home you will see in a Manotick search:

  • Houses on the established village streets around Dickinson Square and the river.
  • Homes in the newer Minto community built under that approved plan.
  • Rural properties in the wider Rideau-Jock Ward around the village, which also covers Richmond, North Gower and Kars.

How to get to the rest of Ottawa from Manotick

The nearest O-Train stop for the village is Bowesville station on Line 2, which opened on January 6, 2025. Wikipedia describes it as a connection point for the southern communities, Manotick among them, with a Park & Ride lot that opened with 800 spaces. Line 2 runs north to Bayview every 12 minutes, and connects to Line 1 there.

Directly north is Barrhaven, with its Transitway stations and shopping. We do not quote drive times: they depend on the route and the hour.
