Kanata Homes for Sale
Kanata is a former city about 22 km west of downtown Ottawa, built from the 1960s as a planned community, and part of Ottawa since 2001. Highway 417 divides it into two council wards, and it is home to the Kanata North Business Park and the Kanata Research Park.
What Kanata is: a planned city west of the Greenbelt
Modern Kanata is largely the work of Bill Teron, a developer and planner who bought more than 1,200 hectares of farmland and set out to build a model community, with a mix of densities, open space and a series of communities that each had its own commercial centre. The first street, Tiffany Crescent, was built in 1964. Teron also set land aside for a technology park.
Ontario incorporated Kanata as a city in 1978, from March Township and parts of Goulbourn Township and Nepean; residents chose the name in a referendum over “Hazeldean”, “March” and “Kairnwood”. The Greenbelt separates it from Nepean on the east, the Carp River runs through its western part, and Stittsville lies immediately to the southwest.
Kanata North and Kanata South
Since 2006 Highway 417 has been the line between Kanata’s two wards.
- Kanata North (Ward 4): South March, Morgan’s Grant, Kanata Lakes, Marchwood, Beaverbrook and the Town Centre.
- Kanata South (Ward 23): Katimavik-Hazeldean, Glen Cairn, Bridlewood and Trailwest.
What homes in Kanata are like, community by community
- Beaverbrook, the first and oldest neighbourhood, between March Road and Knudson Avenue, known for its hedged houses.
- Glen Cairn, south of Hazeldean Road, one of the two oldest neighbourhoods along with Beaverbrook.
- Kanata Town Centre, either side of Highway 417: townhomes and stacked townhomes toward the east, and single-family homes toward Terry Fox Drive in the west.
- Kanata Lakes (Marchwood Lakeside), between Campeau Drive and Terry Fox Drive, around a members-only golf course.
- South March and Morgan’s Grant, north of the business park on either side of March Road, where large developments continue toward the north.
- Bridlewood, bounded by the Greenbelt on the north and east and by Eagleson Road on the west, moved from Nepean to Kanata in 1978 and is still adding homes, including Emerald Meadows and Monahan Landing.
Why Kanata’s technology parks matter to a home search
Kanata’s employers cluster in three places. The Kanata North Business Park, bounded by Terry Fox Drive, Herzberg Road, March Road and Goulbourn Forced Road, holds companies including MacDonald, Dettwiler and Associates, BlackBerry, Nokia, Dell, Mitel, Ciena and Cisco. The Kanata Research Park runs mostly along Terry Fox Drive in the north end. The Kanata South Business Park sits along Eagleson Road.
Two of the three are north of Highway 417 and one is south of it, so where you work in Kanata can decide which side of the highway you search first.
How to get around Kanata
Highway 417 runs through Kanata toward downtown. The main local roads are March Road, Terry Fox Drive, Eagleson Road, Hazeldean Road and Campeau Drive, and Kanata Avenue crosses the 417 to Castlefrank Road on the Valour Bridge.
No O-Train line reaches Kanata today: an extension appears only in the City’s proposed Stage 3 plans. The nearest full hospital is the Queensway Carleton Hospital on Baseline Road, which Wikipedia describes as west Ottawa’s only full-service hospital.

Questions
Questions about Kanata
Is Kanata a good place to live?
Kanata suits buyers who work in its technology parks, or who want a planned suburb with its own arenas, shopping and recreation, about 22 km west of downtown. The Kanata North Business Park holds employers including MacDonald, Dettwiler and Associates, BlackBerry, Nokia, Dell, Mitel, Ciena and Cisco, and Kanata has English and French schools, public and Catholic.
The trade-off is the trip downtown: Highway 417 is the route, and no O-Train line reaches Kanata. If you work downtown, compare it with Barrhaven, which has Transitway stations, before you decide.
Are house prices in Kanata and the rest of Ottawa dropping?
Slightly, across Ottawa as a whole. In September 2026 the Ottawa Real Estate Board’s MLS® HPI composite benchmark was $623,500, down 0.3% from a year earlier and 2.2% from August. OREB called it the largest August-to-September decline in a series that dates to 2005, and added that “one month alone does not establish a sustained price trend”.
OREB does not report Kanata on its own. Its city-wide benchmarks by type were $705,100 for a single-family home, nearly unchanged from a year earlier, and $546,500 for a townhouse, down 2.2%. Our Ottawa housing market updates carry each month’s figures.
Which suburb in Ottawa is the best to live in?
No suburb is best for everyone, and we do not rank them: the right one depends mostly on where you work and how you travel. Distance and transit are the clearest differences.
Kanata is about 22 km west, with the technology parks and Highway 417. Stittsville, about 20 km west, grew from an 1854 village and keeps its own Main Street. Barrhaven, about 17 km southwest, has Transitway stations and Line 2 next door at Limebank. Orléans, about 16 km east along the Ottawa River, has buses to Blair station on Line 1.
Where are the new homes for sale in Kanata?
Mostly at Kanata’s edges. In South March, north of the Kanata North Business Park, extensive development is underway toward the north on both sides of March Road, with Morgan’s Grant on the west side. In Bridlewood, residential projects are underway in the core and the south end, parts of which are called Emerald Meadows and Monahan Landing.
Buying from a builder works differently from a resale: the agreement is the builder’s, and the wait for keys can be long. See how we help with new construction on our buying page.
What is Kanata like as a place to live?
It is a planned former city of separate communities, each built around its own centre, with the city’s main technology parks, the Senators’ arena and Highway 417 through the middle. Housing runs from 1960s homes in Beaverbrook to townhomes in the Town Centre and new development in South March and Bridlewood.
Is Kanata a long commute to downtown Ottawa?
Kanata is about 22 km west of downtown along Highway 417, and no O-Train line reaches it. We do not quote a travel time, because it depends on your community, your route and the hour.
Kanata or Stittsville?
Kanata is a planned former city with the technology parks and both sides of Highway 417. Stittsville, immediately to its southwest, grew from a village founded in 1854, keeps its own Main Street and has the Trans Canada Trail through it. See our Stittsville page.
Kanata or Orléans?
They sit at opposite ends of the city: Kanata about 22 km west of downtown, Orléans about 16 km east along the Ottawa River. Both have English and French schools, public and Catholic. Our Orléans page covers the east end.
Can you help if I am moving from Toronto to Kanata?
