Townhomes for Sale in Ottawa

In September 2026, the Ottawa Real Estate Board counted 329 townhouse sales in Ottawa, against 535 single-family homes and 121 apartments, at a townhouse benchmark price of $546,500. Each townhouse is either freehold or a condominium unit, and that decides your monthly fees and who repairs what.

Ownership

Freehold or condo: the three kinds of Ottawa townhouse

Two rows of townhouses can look the same from the street and be owned in different ways. Before you compare prices, find out which kind you are looking at:

  • Freehold: you own the parcel of land and the house on it, and no condo corporation is involved. The roof, the windows, the driveway and the rest are yours to maintain and replace.
  • Freehold tied to a common elements condominium: you own your house and lot, and a share in shared features such as a private road or visitor parking is attached to it. The Condominium Authority of Ontario calls the lot a parcel of tied land (POTL). The share cannot be sold apart from the house, and it carries a monthly fee (Condominium Act, ss. 138 and 139).
  • Condominium townhouse: you own a unit in a condominium corporation and share the common elements with the other owners. Monthly condo fees fund the corporation and its reserve fund, and the declaration sets out which repairs are yours and which are the corporation’s.

A stacked townhouse, with one home above another, is a layout rather than a form of ownership. It is often a condominium unit, so confirm the tenure on title instead of trusting the label. Townhouse, townhome and row house all describe the same thing: houses joined side by side, each with its own front door.

Ottawa areas

Where Ottawa’s townhouses are: Barrhaven, Orléans, Kanata and more

Townhouses are spread across Ottawa’s suburbs and some central streets. These are the areas with the most townhouse searches, and what the public record says about the homes in each.

Barrhaven

Most of Barrhaven’s streets are townhouses, with some streets of comparatively large suburban houses, so most Barrhaven searches weigh a townhouse against a detached home. Building continues at its southern edge: Wikipedia lists Half Moon Bay and Quinn’s Pointe as under development and Barrhaven Mews as under construction. See Barrhaven homes for sale for its wards, transit and schools.

Orléans

Townhouses are the second-largest housing type in Orléans, about 30% of homes by Wikipedia’s reading of census data, and they include freehold, stacked and urban townhouse developments. Fallingbrook and Chapel Hill, built in the 1980s and 1990s, pair freehold townhouses with two-storey brick-fronted detached homes.

Avalon, Notting Gate and Cardinal Creek, built since the early 2000s, add stacked townhouses on narrower lots. See Orléans homes for sale.

Kanata

Kanata Town Centre, between Campeau Drive, March Road, Katimavik Road and Terry Fox Drive, is split by Highway 417. North of the highway its east side has a large mix of townhomes and stacked townhomes, and toward Terry Fox Drive the townhome developments give way to single-family homes. On our team, Mirna Botros has a particular expertise in Ottawa’s west end. See Kanata homes for sale.

Nepean and Centrepointe

Centrepointe, built from 1984 between Baseline Road, Woodroffe Avenue and the CN line, mostly by Minto, has about 1,000 detached homes; the rest are mostly townhomes and terrace homes. A former snow dump next to Centrepointe Park became about 260 townhouses, terrace homes and low-rise apartments, finished in early 2011. See Nepean homes for sale.

Hintonburg and Hunt Club

Two Hintonburg lumber mills that ran as recently as the 1990s, one on Hamilton Avenue and one on Breezehill, were converted to townhouse developments (more on Hintonburg). Hunt Club, developed from the 1970s just north of the airport, mixes detached and semi-detached houses, townhouses and apartment buildings (more on Hunt Club).

Market context

Ottawa townhouse prices in September 2026

The Ottawa Real Estate Board’s MLS® Home Price Index put the townhouse benchmark at $546,500 in September 2026, down 2.2% from a year earlier and essentially unchanged from August. That sat between the single-family benchmark of $705,100 and the apartment benchmark of $380,800.

Townhouse sales fell 3.5% from a year earlier, to 329. Months of inventory was 4.0 for townhouses, against 4.4 for single-family homes and 7.3 for apartments, the lowest of the three main types that month.

OREB does not split townhouses into freehold and condo, and its release gives no average sale price for them. The benchmark tracks a representative home with consistent characteristics, so it is the figure to compare from month to month; the price of one townhouse comes from recent sales of similar homes nearby.

Costs of owning

Why freehold or condo changes your monthly budget

A freehold townhouse has no condo fee unless it is tied to a common elements corporation, and every repair is yours to plan and pay for. A condo townhouse’s fee is your share of the corporation’s costs, in the proportion the declaration sets (Condominium Act, s. 84), and part of it goes into a reserve fund for major repairs.

That reserve fund pays only for major repair and replacement of the common elements and the corporation’s assets (s. 93), and a new reserve fund study is due within three years of the last (O. Reg. 48/01, s. 31). If the fund runs short, owners can face a special assessment on top of the fees.

A common elements fee covers only the shared features, such as the road or the visitor parking, because that corporation owns no part of your house.

What to compare between two townhouses at the same price

  • The monthly fee, if there is one, and exactly what it covers.
  • On a freehold, the age of the roof, the windows and the furnace, because replacing them is your cost.
  • On a condo townhouse, the reserve fund study, the fund’s balance and any special assessment.
  • Any shared road, laneway or parking, and who maintains it.
  • Which repairs the declaration gives to the owner and which to the corporation.

Before you offer

How to buy a townhouse in Ottawa: the checks before you offer

The checks depend on the kind of townhouse.

A freehold townhouse

Your lawyer searches the title for registered easements, restrictive covenants and any shared-cost arrangement, such as a private road agreement. A home inspection covers the roof, the windows and everything else that will be yours to repair.

A condo or common elements townhouse

Ask the corporation for a status certificate. It has to arrive within 10 days of the request and payment (Condominium Act, s. 76) and costs no more than $100, including all taxes (O. Reg. 48/01, s. 18).

It shows the fees and anything owing, the reserve fund study and balance, any legal actions, and the declaration, by-laws and rules. Our guide to Ottawa condos for sale lists everything in it.

A new townhome from a builder

Look up the builder in the HCRA’s Ontario Builder Directory, which shows its licensing status, years of activity, homes built and any regulatory action. On a new freehold home, Tarion protects your deposit up to $60,000 when the price is $600,000 or less, and above that 10% of the price up to $100,000.

A new condo townhouse falls under the condo rules instead: the builder holds deposits in trust, Tarion protects them up to $20,000, and you can cancel within 10 days of receiving the disclosure statement, the condominium guide and the signed agreement, whichever comes last (s. 73).

Whichever kind you choose, before you offer we look at what similar homes nearby have sold for and talk through price, conditions and timing with you.

Questions

Questions about Ottawa townhouses

What is the average price of a townhouse in Ottawa?

The Ottawa Real Estate Board’s monthly release gives no average sale price for townhouses. Its MLS® Home Price Index put the townhouse benchmark at $546,500 in September 2026, down 2.2% from a year earlier. The benchmark is the estimated price of a representative townhouse; the price of a particular home comes from recent sales of similar homes nearby.

Can a townhouse be freehold?

Yes. A freehold townhouse sits on its own parcel of land, which you own with the house, even though it shares walls with its neighbours. Some freehold townhouses are also tied to a common elements condominium that owns a shared road or parking, with a monthly fee for it.

Other townhouses are condominium units. The listing’s legal description and your lawyer’s title search tell you which, and the three kinds are set out at the top of this guide.

Is a townhouse a good investment?

That depends on the numbers for one home, not on the type: the price, the rent it could earn, the carrying costs and, for a condo townhouse, the fees and the corporation’s rules.

A condo’s declaration can limit how units are used, and an owner who rents out a condo unit must tell the corporation within 10 days of signing the lease (Condominium Act, s. 83). See how we work with Ottawa investment property buyers.

Are housing prices dropping in Ottawa?

The Ottawa Real Estate Board’s figures for September 2026 were mixed. The average residential sale price was $685,640, down 1.0% from a year earlier, and the MLS® HPI composite benchmark was $623,500, down 2.2% from the month before. The townhouse benchmark was essentially unchanged from the month before; the apartment benchmark was down 3.1% and the single-family benchmark down 3.0%.

Where can I find new townhomes for sale in Ottawa?

Where the city is still growing. In Barrhaven, Wikipedia lists Half Moon Bay and Quinn’s Pointe as under development and Barrhaven Mews as under construction. In Kanata Town Centre, north of Highway 417, it describes a large undeveloped area zoned for high-density residential, institutional and commercial use.

Look up any builder in the HCRA’s Ontario Builder Directory before you sign. Our team has helped market and list properties with various developers and builders, so ask us about a project before you visit its sales office.
